Capital partners / Expansion 2027–2028
Our preferred proposal: a loan to a specific property-owning company, with monthly interest and principal contractually due after five years, subject to agreed transaction terms.
Our 2027–2028 ambition: 10 additional Brussels group-stay properties, supported by €3–5 million of external capital sought.
Capital at risk · Repayment is not guaranteed

1 / Why now?

Prepare now. Acquire selectively in 2027–2028.
From January 2027, Brussels’ new accommodation framework expressly provides for a professional company to operate with a manager who genuinely lives at the property. The October Smartflats ruling also strengthens the basis for clear, proportionate authorisation procedures. This is the setting for our next chapter: professional management, a resident host and space for groups.
We see an opportunity to buy character properties on the strength of their residential or mixed-use value, then create additional income through carefully run hosted stays. Our aim is to secure suitable buildings while the market adapts, drawing on our established Brussels ownership and hosting experience.
Preparing capital partnerships now means we can negotiate and move when the right property becomes available, with acquisitions planned across 2027 and 2028. Each property is assessed individually for its layout, lawful use, permissions and operating case.
2 / Established experience

Bee Allure and Bee Cœur offer a closer look at the places we own and operate, and the guest experience behind our next chapter.
Allure offers five bedrooms, five bathrooms, shared living and dining rooms and a courtyard. Cœur has three bedrooms and two bathrooms near Grand Place. Selected Immo-Bee properties, operated by Bee-Next, outside the ten-property target.

We seek character townhouses, mixed-use buildings and substantial apartments or duplexes around Grand Place, Sablon, the Royal Park and toward Porte de Namur. Each type brings different access, layout and ownership constraints.
There is no universal price ceiling or automatic eligibility. Each budget covers purchase, transaction costs, works, furnishing, compliance, launch and reserves. Acquisition quality sets the pace.
4 / How the partnership works
Every acquisition sits in its own property company. Your loan is to that company, for that property, alongside bank financing and Bee’s own capital. You see what you are financing and decide whether to participate.
Layout, lawful use, works, full budget and the operating case are examined together.
The identified property, financing proposal and terms are presented together, so you can decide whether to participate.
The acquisition combines agreed bank financing, Bee capital and partner loans in the property-owning company.
Bee-Next operates under an agreement with the property company. A resident manager lives on site in a separate private home and welcomes guests.
The proposed terms provide for monthly interest and principal contractually due 60 months after drawdown. Terms are agreed for each transaction; repayment is not guaranteed. Detailed arrangements are in the investor material.
Proposed approach, subject to each property’s permissions and agreed transaction terms. Interest rate, security and ranking are not fixed website terms.

Request the investor brief by email. We can then discuss a specific acquisition, its funding, downside scenarios and diligence. Any commitment follows agreed documents identifying the borrower, rights and obligations.
Before a decision
Property is illiquid. Acquisition costs, works, demand, resident continuity, compliance, financing and repayment all carry risk. Targets may not be achieved.
No return or repayment is guaranteed. A five-year contractual maturity is an obligation, not a guarantee of repayment.
