Questions & answers
Before the conversation.
What is the ambition?
To add 10 additional Brussels group-stay properties in 2027–2028. €3–5 million of external capital is sought: a target, not money already raised or the total purchase budget. Acquisitions, financing and eligibility remain conditions.
Which properties are relevant?
Character townhouses, useful mixed-use buildings and substantial apartments or duplexes in Brussels. Circulation, privacy, access, condition and eligibility are assessed for each property.
Who owns and operates each property?
Our preferred route is a loan to the company owning a specific property, with terms agreed individually. Bee Property Partners is the initiative, not automatically the borrower. Immo-Bee owns debt-only acquisition companies under the working plan; outside equity has separately negotiated rights. Bee-Next operates by agreement with the owner.
How does the proposed loan work?
The preferred proposal is a loan to a specific property-owning company, with monthly interest and principal contractually due after five years from the agreed drawdown date. Interest rate, security and ranking, and other terms are agreed for each transaction. Contractual repayment is not a guarantee; refinancing is not automatic.
What changes with the 2027 framework?
The Brussels decree was adopted on 9 July 2026, published on 27 October and states entry into force on 1 January 2027. The Smartflats judgment is dated 22 October 2026. Neither grants blanket permission. Bee’s proposed resident model requires property-specific legal and operating checks; established hosting experience does not establish its future performance.
Are returns or exits guaranteed?
No. Capital is at risk and property investments can be illiquid. Acquisition, financing, refurbishment, operation and property eligibility all carry risks. The proposed repayment date does not guarantee repayment.
What should a property introduction include?
The location, basic dimensions and layout, current use and your relationship to the property. Plans and photographs can be shared by email after your first enquiry.
What happens after an enquiry?
Send your request using the contact form. Jonas Frederiksen or Roland Zinzius replies personally with the investor brief or to discuss your property. You can request the brief without booking a call first. You can also email contact@bee-next.eu directly.
